Two practices, one person

The work splits cleanly in two.

One half serves construction professionals. The other serves people who own or live in a property. They need different things and they are priced differently, so they are kept apart.

For construction professionals

The scope nobody checks closely enough

On a UAE project the electrical, ICT and MEP scope is typically a quarter to forty percent of construction cost. It is also the part the appointed consultant has the least specialist depth in, because that appointment is architecture led. That gap is where margin leaks, and closing it is a narrow, unglamorous, well paid job.

For property owners and tenants

The clean is not what costs you the deposit

A Dubai villa deposit is usually five percent of annual rent, so ten to twenty five thousand dirhams. People spend hours saving two hundred on a cleaning quote, then lose eight thousand at the final inspection. Not because the property was dirty, but because there was no dated evidence of its condition, and the landlord is the one holding the money.

Cleaning companies sell a clean. Nobody sells the evidence. Every job here comes with a dated, photographed, signed condition report.

Move Out Protection

Full move out deep clean including appliances, AC vents and grilles, grout, skirtings, cabinet interiors, garage and exterior. Plus the signed condition report you forward to your landlord.

The person

I started on the tools and finished as a senior project manager, which took about thirty five years. Along the way I estimated the work, then sat on the consultant's side reviewing other contractors' claims.

That combination is the whole reason this practice exists. Most people reviewing an electrical package have done one of those three things. Knowing what actually gets built, what it actually costs, and what a reviewer will actually approve is not three skills, it is one, and it takes a long time to acquire.

I am not an engineer of record and I do not certify anything. That responsibility stays with the appointed consultant, which is exactly where it belongs. What I provide is an independent read from someone who is not paid by the outcome, and who has personally installed most of what he is looking at.

Common questions

Before you ask

We already have a consultant. Why would we need you?

You should have one, and I would not replace them. The appointed consultant is architecture led and carries the whole build including submission, approval and certification. I look at the electrical, ICT and systems scope only, on your side, and I certify nothing. The person who certifies work and the person who checks it should not be the same person. That is not a criticism of anyone, it is just how checking works in every industry that takes it seriously.

You are not a registered engineer.

Correct, and I never claim to be. I am not the engineer of record, I do not stamp drawings and I make no authority submissions. What I have is thirty five years of building, pricing and reviewing this work, and an RCDD. My output is advisory. On the owner's side of the table that is precisely what is wanted.

Which areas do you cover?

All of Dubai, and across the UAE for larger engagements. On the property side that includes Arabian Ranches, Springs and Meadows, Jumeirah Park, Dubai Hills, DAMAC Hills, Mudon, Al Furjan, Tilal Al Ghaf, Reem, Mira, Serena, Villanova, Town Square, Victory Heights, Motor City, Jumeirah Golf Estates and Palm Jumeirah. Ask about anywhere not listed.

How are fees structured?

Fixed and quoted in writing before anything starts. There are no hourly extras and the fee does not change if the work takes longer than expected. Advisory work is half on instruction and half on issue. Retainers are monthly in advance. Day rate work is monthly in arrears at thirty days.

Do you fix what you find?

Electrical work, yes, under our own trade licence and quoted separately. For anything outside that I will tell you what needs doing so you can have it priced properly. I do not mark up other people's work, because the moment I profit from the remedy I stop being independent about the finding.

How quickly can you start?

A one page read goes back inside forty eight hours. Property inspections are usually within a week, and handover inspections within two. Larger package reviews are scheduled around what is already committed. Ask and I will give you a real date rather than an optimistic one.
